What a clean costs, and what changes the number.
We do not publish a flat rate, because a flat rate for “a house” is either too high for a one-bedroom or too low for a five-bedroom. Here is what we look at instead, so you can work out roughly where you sit before you ask.
Every cleaning company in Ontario gets asked the same first question, and most answer it with a number that quietly stops applying the moment you describe your actual home. We would rather show you the inputs. If you know which ones apply to you, you can predict the shape of your quote before it arrives — and you can compare our price against anyone else’s on the same terms.
What we commit to is the process rather than a headline figure. You tell us the square footage, the room count and what needs attention; we send a fixed written price within one business day. Fixed means fixed: if the job takes longer than we estimated, that is our problem and not a line on your invoice. The quote itself is free and carries no obligation.
What changes the price of a clean
Read down these and you will know roughly where your own quote is going to land.
The size of the space
- Square footage, and how it is divided up
- Number of bedrooms and living areas
- Number of bathrooms — the single biggest driver per square foot
- Number of floors, and whether there are staircases
- Open-plan space is quicker than the same area split into small rooms
Which service you book
- A standard clean maintains an already-clean home
- A deep clean resets the baseline and takes far longer
- A move-out clean adds the inside of every cabinet and appliance
- Post-construction is the longest of all, and priced per project
- The same house, three services, three genuinely different prices
How often we come
- Recurring plans cost less per visit than a one-time clean
- Less builds up between visits, so each visit is shorter
- Weekly is the lowest per visit, then biweekly, then monthly
- A first-ever professional clean is usually the highest single price
- No lock-in, so the lower recurring rate does not cost you flexibility
The condition on the day
- How long it has been since the last professional clean
- Hard-water scale in the bathrooms, grease in the kitchen
- Pets, and how much they shed
- Whether surfaces are clear or need cleaning around
- Anything that needs treating and returning to, rather than one pass
Add-ons you choose
- Interior windows, sills and tracks
- Carpet and area rug work, or upholstery
- Inside the oven or fridge on an otherwise standard visit
- Laundry, dishes or organising, if you want them included
- All cheaper added to a booked visit than bought as a separate one
Access and scheduling
- Where you sit within our service area
- Parking and loading access, which matters most on commercial sites

If it works, we schedule it — often the same week. If it does not, nothing happens and nobody chases you. Recurring plans run month to month with no contract, so you can change the frequency or stop whenever you like.

Why will you not just publish a price list?
Because a published rate for “a house clean” is a guess about your home that we would then have to correct after the fact. That is how people end up with an invoice higher than the number they were quoted. We would rather ask five questions up front and give you a figure that holds.
Do recurring cleans really work out cheaper?
Per visit, yes, and for a straightforward reason: less accumulates between visits, so each visit takes less time. A weekly plan has the lowest per-visit price, then biweekly, then monthly. The most expensive clean we do is almost always a one-off on a home that has never had a professional clean.
Can the price change after you have seen the place?
The quoted price is fixed for the work described in the quote. It only changes if what we find is genuinely different from what was described — a two-bathroom home that turns out to have four, say — and in that case we tell you before we start rather than after we finish.
Do you charge by the hour?
No. We quote the job, not the clock. An hourly rate rewards a slow clean and penalises you for a thorough one, and it means you cannot know the total until it is over. Our quotes state an expected duration so you can plan your day, but the price does not move if we run over it.
Is the first clean more expensive than the ones after it?
Often, yes, and it is worth understanding why. Most homes need a deep clean first to reset the baseline, and that is a longer job than the standard visits which follow. Paying once to get the home to a known state is cheaper than paying repeatedly for visits that never quite catch up.
What is not included in the price?
Products, cloths and equipment are always included — those are never an extra. What is not included is anything outside the agreed scope: add-ons you have not asked for, specialist work such as floor stripping or wet extraction, and rubbish removal. Each service page lists what that particular service does not cover.
How do I pay, and when?
Residential work is invoiced per visit and commercial plans are invoiced monthly. Prices are quoted in Canadian dollars. There is no deposit to book and nothing to pay for the quote itself.
